Post Closing Guide: For Sellers
Congratulations on successfully closing the sale of your property! While the closing process marks the end of the transaction, there are still a few important steps to take as a seller after the closing. This post-closing guide will help you navigate the necessary tasks and ensure a smooth transition.
Please note that every deal is unique and the process below is just a general overview. Feel free to Contact Us with further questions.
1) SAVE A COPY OF YOUR CLOSING DOCUMENTS
Make copies of all closing documents for your records. It’s essential to have these documents easily accessible for future reference or if any disputes arise.
2) NOTIFY SERVICE PROVIDERS
If you have not already done so prior to the closing, contact utility companies, such as electricity, gas, water, and cable/internet providers, to inform them of the change in ownership. Settle any outstanding bills and arrange for service disconnections or transfers as necessary.
3) CANCEL HOMEOWNER’S INSURANCE
Contact your homeowner’s insurance provider to cancel your insurance policy on the sold property effective from the closing date.
4) FORWARD MAIL
Visit your local post office or utilize the online USPS Mail Forwarding service to redirect your mail to your new address. This will help ensure that you receive any important correspondence or documents that may still be sent to your previous address.
5) UPDATE CONTACT INFORMATION
Notify relevant parties of your change of address. This includes banks, credit card companies, insurance providers, healthcare providers, the DMV, and any other organizations or subscriptions that require your updated contact information.
6) CONSULT WITH A TAX PROFESSIONAL
If applicable, consult with a tax professional to understand the tax implications of the sale. They can guide you on reporting the transaction, any potential capital gains tax obligations, and provide advice on optimizing your tax situation.
